Audits

The Roof Audit is an in-depth evaluation of the roofing inventory. The primary objective of the Roof Audit is to investigate and report on the present condition of the roofing assembly. The audit includes the evaluation of related penetrations, flashings and other details on whose performance a roof’s waterproof integrity depends. The survey also includes an analysis of the building’s current and projected utilization and how the site use will affect the roof’s performance.

The following are components of the Roof Audit:

Detailed Visual Inspection
Infrared Scanning (as required)
Core Evaluation
Asbestos Core Testing (as required)
Written Condition Report including Photos and CAD drawing
Recommendations and budgets based upon the findings.

Design/Specification/Tender

A key part of any successful roofing project is in the creation proper design details and specifications. The following are components of the Design / Specification / Tender phase:

Roof Construction Project Specifications, including Scope of Work, Products, and Execution.
Material Performance Data and Drawings.
Incorporation of the Owner’s standard terms and conditions.
General Conditions and Bid Forms, accompanied by the Completed Project Specifications.
Provide completed sets of Bidding Documents as required to the Owner for use in soliciting competitive bids.
Assist the Owner in the pre-qualification of contractors.
Coordinating and chairing a Pre-Bid Meeting.
Issue Addendums based upon questions or comments raised at the Pre-Bid Meeting.
Perform a bid analysis and generate a contractor recommendation for the Owner.

Project Administration

Dantech offers detailed administrative services to our Clients. At the start of any new project, Dantech’s Administrative Team help our Clients with all aspects of document management from the creation of the Construction Contracts through to the Close-Out documents.

Our customized and proprietary software enables us to generate and track data efficiently, allowing us to promptly deliver detailed reports for our Clients.

Project Management

Effective communication between the Owner, Contractor and Design Team is essential to the success of any project. Dantech offers the following Project Management services to our Clients:

Coordinate and chair a Pre-Construction meeting with the successful Contractor and the Owner
Review and approve all shop drawings as required.
Monitor the performance of construction project to ensure compliance with the Project Specifications and Details.
Generate Observation Reports complete with photographs.
Promptly process and approve, or take other appropriate action regarding, progress schedules, shop drawings, invoices and other required Contractor submissions.
Evaluate requests for additional work as required and for changes in compensation.
